PROJECT DESCRIPTION
Tavua New Complex.
The project is a proposed commercial development for Pacifique Du Sud Properties & Development Limited in Waiyavi, Lautoka, Fiji.
The design, by Grace Design, aims to create a functional and visually appealing commercial space.
The project includes detailed plans for the basement, ground floor, and first floor, as well as elevations and cross-sections.
The design adheres to local building codes and standards, ensuring safety and compliance.
Grace Design was tasked with the designs and project management.
EXTERIOR -
The exterior elevations feature a clean and contemporary aesthetic with bold colors and contrasting materials.
The building's layout is designed for efficiency and flexibility, with ample space for retail units and offices.
The large windows and glass doors, measuring approximately 3 meters in height, provide ample natural light, creating a welcoming and inviting atmosphere.
GROUND FLOOR
The ground floor plan showcases a well-organized layout with clear zoning for various functions.
The central area is dominated by the main dining area, which can accommodate a large number of patrons. The dining area measures approximately 20 meters by 15 meters, providing ample space for seating and movement.
Surrounding the dining area are smaller spaces like the kitchen, staff room, and restrooms.
The kitchen, measuring approximately 10 meters by 8 meters, is strategically placed to efficiently serve the dining area.
The outdoor terrace, measuring approximately 12 meters by 6 meters, offers additional seating and a pleasant outdoor dining experience.
The overall design emphasizes functionality and efficiency, creating a comfortable and inviting space for patrons.
FIRST FLOOR DESIGN
The first-floor plan presents a well-organized layout with a clear separation of functions.
The central area is dominated by the dining area, which can accommodate a large number of patrons.
The dining area measures approximately 20 meters by 15 meters, providing ample space for seating and movement. Surrounding the dining area are smaller spaces like the kitchen, staff room, and restrooms.
The kitchen, measuring approximately 10 meters by 8 meters, is strategically placed to efficiently serve the dining area.
The outdoor terrace, measuring approximately 12 meters by 6 meters, offers additional seating and a pleasant outdoor dining experience. The overall design emphasizes functionality and efficiency, creating a comfortable and inviting space for patrons.
BASEMENT DESIGN
The basement floor plan reveals a well-organized layout with clear zoning for various functions.
A significant portion of the space is dedicated to storage, with ample room for inventory and supplies.
The mechanical room, located towards the center, houses essential equipment for the building's operations.
The inclusion of a small market area suggests additional commercial activities within the complex. The layout emphasizes efficiency and functionality, providing ample storage space and ensuring smooth operations.
The design also incorporates safety features, with clear access routes and emergency exits.
From November 2013 to April 2014, EllisDon was awarded an additional Lump Sum contract for $5 million. This additional scope of work included a lab fit- up on the fourth level of the Krembil Discovery Centre.
